Fleming Island is an unincorporated community just South of Orange Park. It is an area of explosive growth since the early 2000's, with a number of large communities anchoring the development of the area. While loosely defined as an island, part of the western border is formed by wetlands, which can not be navigated by traditional boats. The other borders are the St. John's River to the east, Black Creek to the south, and Doctor's Lake to the north. Pace Island, Eagle Harbor, Eagle Trace, and Fleming Island Plantation are but a few of the larger communities in the area. It is one of the wealthier zip codes in the JAX metro area. It has been very well planned, and boasts a sidewalk that traverses the length of the island.
Some of the builders that are active in the Fleming Island area are DR Horton, LGI Homes, Richmond American Homes, and KB Homes. What started out as an auxiliary landing facility for the US Navy has turned into one of the areas most desirable communities. It is convenient for many young families that are stationed at JAX NAS, as it is a short 20 minute drive to the main entrance to the base. The area has abundant shopping and dining options as well as other entertainment venues in close proximity. Boating and fishing are available, with marinas at both ends of town.
Bounded to the North by Doctor's Lake & Duck Creek (just South of McVicars Rd), On the East by the St Johns River, on the South by Black Creek, and on the West by the Swamp/Swimming Pen Creek.
